A finished basement is the cheapest new square footage you'll ever add — but only if it's done right. Moisture, insulation, and egress code are non-negotiable.

A poorly finished basement is worse than no finished basement — it hides moisture problems, promotes mould, and fails inspection when you try to sell. We do the invisible work first.

Pricing

What actually moves the price.

We don't post prices online because every property is different — and honest quotes come from seeing the work. Here's what changes the number.

01Property size and access — a two-storey lakefront is not the same as a bungalow off the highway.
02Material grade — architectural shingles, standing-seam metal, cedar, engineered composites all sit at different price points.
03Existing condition — hidden rot, poor previous work, or code upgrades add scope.
04Season and timeline — winter and rush jobs cost more than something scheduled six weeks out.

Answered before you ask.

Simple finished space with existing rough-ins: $50–$80/sq ft. Full in-law suite with kitchen and bath: $120–$180/sq ft.

Yes for anything with structural changes, egress windows, or new electrical/plumbing. We handle the permit paperwork.

Every basement gets a moisture inspection before framing. If there's an issue, we address it (drainage, sump, waterproofing) before we finish over it.

If the municipality allows it and we build to secondary-suite code (egress, fire separation, ventilation), yes. Talk to us early about intended use.

Basic finish: 4–6 weeks. Full suite: 8–12 weeks.

You need at least 6'11" of finished height for a legal bedroom. Older Corbeil-area basements sometimes need floor lowering — quotable but expensive.
