The single biggest cost driver in any bathroom reno is whether plumbing gets moved. Keeping the toilet, tub, and vanity in their existing locations can save $5,000–$12,000 vs. relocating them.
What actually moves the number
- Plumbing relocation (biggest single factor)
- Tile selection ($3/sq ft vs. $30/sq ft — huge cumulative impact)
- Custom vs. stock vanity ($900 vs. $5,000+)
- Fixture grade (a Delta shower valve vs. a Kohler high-end system)
- Waterproofing method (basic vs. full Schluter Kerdi system)
- Hidden condition (rotted subfloor around the toilet flange is common in older homes)
Beware bathroom quotes that don't specify the waterproofing method. 'Water-resistant drywall' behind tile is not the same as a Kerdi membrane. In 5–10 years the difference will show up as mould.
